Getting The Best Price For Your Home Today

When a person decides to sell his or her home. the first question that generally comes to mind is, "How much is my home worth?" The answer to that question is not always easy to determine because there are many factors to consider. Price the home to high and it won't sell, losing valuable and often critical sales time. Price it too low and you lose money. For these reasons, properly pricing a home is on of the most crucial aspects in the decision to sell a home.

Such an important decision as determining the listing price should not be left to a guess. Even setting a price based on a neighbor's recently sold home can be a mistake because all homes have some unique qualities which could reduce or increase the asking price over similar homes in the area.

Home prices are also influenced by current market conditions. if interest rates are up, you may find home prices being reduced to compete for the available business. Other factors might make a difference in pricing your home would include the number of competing homes for sale in your area.

Consideration mus also be given to the seller's motives. How quickly must the seller move? If the time frame is short, properly pricing the home from the start is crucial. Those first few weeks a home is on the market will bring the most interest from the real estate community. A seller will not want to price a home right out of the market and miss this important time frame.

In short, it takes ore than just looking at recent comparable sales prices to determine the proper asking price for a home. It takes an analysis of that information, couples wit an understanding of current market conditions.

If you'd like to kn ow more about the value of your home in today's market, let's get together at your convenience to discuss any questions and concerns you may have and how we can work together to accomplish your goal.

Helping Buyers Fall In Love With Your House

What makes one home sell faster and for more money than another comparable home in the Area? Sometimes it's the "little" things that count.

Here's a list of no/low cost things sellers can do to help buyers fall in love with their home.

  1. Eliminate bulky, unnecessary furniture, clean clutter off desks, countertops and tables to give the illusion of more space.
  2. Clean. Clean. Clean. If you can't face the task yourself, hire someone because this is critical.
  3. Paint your walls a neutral color if they aren't already.
  4. Sniff out odors and eliminate them. Pets, cigarettes, food and garbage can ruin a sale.
  5. Decorate rooms with green plants which have a soothing effect on the eye and fill an empty space economically.
  6. Clean out the garage. Throw out the near-empty cans and bottles, rag piles and things you've accumulated over the years and will never use.
  7. Increase the bulb wattage if a room is dark. A brighter room seems larger.
  8. Prune bushes and keep your "yardscape" as neat as possible.
  9. Clean out closets to make them appear roomy.
  10. Make minor repairs now. You may not be bothered by the dripping faucet, but prospective buyers will be.

For an analysis of your home plus an update on current housing market, talk with a local Realtor, there is no obligation to list your house with them.
